bulletMeet with landlord at the property; provide an assessment of likely rental; discuss rental procedure; advise on suitability of fixtures and fittings
bulletPrepare an inventory of contents
bulletAdvertise, market and show the property to potential tenants
bulletSelect tenants, interview and take up suitable references
bulletPrepare lease agreement and statutory notices and have them signed
bulletFinalise details for the take over of services by agreeing gas and electricity meter readings and arrange transfer of utilities to tenants
bulletComplete council tax documents and forward them to the relevant council
bulletArrange access for tenants and handing over of keys after the signing of the lease, taking 1st months and deposit (usually one months rent)
bulletCheck rent payments at our offices and arrange for the balance to be paid into the clients bank account less any payments due (i.e. fees, tradesmen, accounts etc)
bulletInspect property on a regular basis
bulletReport to the client, the clients solicitor or accountant where applicable
bulletInstruct tradesmen to effect agreed necessary repairs when required (minor repairs will be dealt with as a matter of course)
bulletInspect works carried out by tradesmen and deal with their accounts
bulletInspect property at the end of the let, check the inventory and assess any damages
bulletReport to the client on any necessary refurbishment
bulletTake instructions with regards to refurbishment and arrange as required
